Hello, I'm Faruk Ordu.

My days are spent on the Tarabya waterfront, on the hillsides of Sarıyer and at front doors. I never describe a home, a shop or a plot by its square metres alone; I tell you about its morning light, its evening traffic and the bakery on the corner. Neighbourhoods

Where to live in Sarıyer.

Sarıyer is the northernmost district on the European shore of the Bosphorus, running from Baltalimanı to the Black Sea. I work in every neighbourhood and know these ones street by street.

Tarabya

The bay, the marina and the waterfront promenade make Tarabya one of the most loved spots on the Bosphorus. Sea-view apartments and homes within walking distance of the shore are the most requested.

Yeniköy

Historic waterfront mansions (yalı), churches and seaside cafés: one of the long-established neighbourhoods of the Bosphorus, with characterful old buildings and well-kept apartments.

İstinye

On İstinye Bay, close to shopping centres and the Maslak business district, which makes it practical for commuters. Apartments for rent and sale move quickly here.

Ferahevler

My office is here, on Aydın Sokak. A residential neighbourhood rising from the Tarabya shore, where I follow apartments for sale and rent every day.

Emirgan

Known for Emirgan Grove and its spring tulip festival. Greenery and the sea side by side, popular with families.

Kireçburnu & Kalender

Quiet neighbourhoods next to Tarabya: a seaside promenade, a small bay and an easy daily life close to the Bosphorus, away from heavy traffic.

Zekeriyaköy & Bahçeköy

For detached houses and villas with gardens, Zekeriyaköy; for a calm life close to the forest, Bahçeköy.

Büyükdere & Sarıyer centre

Büyükdere sits on one of the widest bays of the Bosphorus, with historic buildings such as the Sadberk Hanım Museum. Sarıyer centre has the market, the ferry pier and transport links.

Buying property in Turkey: the essentials.

Foreign nationals can buy property in Turkey in their own name. This is how the process usually works in Istanbul. Rules change, so the current requirements are always confirmed before you commit.

  1. Choose and agree

    Choose the property and agree the price and terms with the seller. A written agreement and a deposit are common at this stage.

  2. Tax number and bank

    Get a Turkish tax number with your passport and, usually, open a Turkish bank account for the payment.

  3. Paperwork

    Your passport is translated by a sworn translator. Payments in foreign currency are documented with a Foreign Exchange Purchase Certificate (DAB). Compulsory earthquake insurance (DASK) is arranged.

  4. Title deed (TAPU)

    Buyer and seller sign at the land registry office. If you don't speak Turkish, a sworn translator attends with you.

4% of the declared sale value, customarily 2% paid by the buyer and 2% by the seller.
Valuation report
No longer mandatory for ordinary purchases by foreigners (Land Registry circular 2024/4). Required for citizenship applications.
Residence permit
A residential property worth at least USD 200,000 can support a short-term residence permit application. Some neighbourhoods are closed to new residence registrations.
Citizenship
Real estate worth at least USD 400,000, with a 3-year no-sale commitment on the title deed. Vacant and agricultural land do not qualify.
Who can buy
Citizens of most countries. Military and security zones are off-limits; limits apply per person (30 hectares) and per district (10%).
From abroad
You can sign in person or through a representative with a power of attorney issued by a Turkish notary or consulate.

Can foreigners buy property in Istanbul?

Yes. Citizens of most countries can buy property in Turkey in their own name. Military and security zones are off-limits, and there are limits on the total area one person may own (30 hectares) and on the share of a district that foreigners may own (10%).

What are the costs of buying?

The title deed fee is 4% of the declared sale value, customarily split 2% for the buyer and 2% for the seller. You should also budget for the sworn translator at the land registry and the compulsory earthquake insurance (DASK).

Can I get a residence permit by buying property?

From south to north: Baltalimanı, Rumelihisarı, Emirgan, İstinye, Yeniköy, Kalender, Tarabya, Kireçburnu, Büyükdere, Sarıyer centre, Rumelikavağı, Rumelifeneri and Garipçe.

Where should I live if I work in Maslak?

İstinye is the most practical, close to the Maslak business district and the shopping centres. Emirgan and Yeniköy are also within a reasonable distance.

Which areas are best for families?

Emirgan, with its grove and waterfront, is a family favourite. Zekeriyaköy is popular for detached houses and villas with gardens, and Bahçeköy for a calm life close to nature. Tarabya and Kireçburnu combine waterfront living with everyday convenience.
